Building Surveys
(These types of survey are not normally suitable for flats). Building Surveys are commonly commissioned by House Purchasers and provide detailed advice on the condition of the principal elements of a building. It will include tests for dampness and a sub floor inspection where timber floors exist at ground floor level and access is available. No detailed tests of the services are made but comment will be provided in respect of accessible electrics and plumbing. Specialists Tests of the Services can be arranged if required at additional cost. Externally comment will be made on significant outbuildings such as Garages, stables and stores. Comments will also be provided in respect of Paths, Drives, Boundary Walls and Fences. Inspection chamber covers within the curtilage of the site will be lifted and comment made on the visible sections of drains but no Tests will be made. A cctv camera survey can be arranged if required at additional cost. We provide commercial surveys for purchasers of offices, shops and industrial buildings together with other commercial buildings. Advice is also available for landlords and tenants in respect of repairing obligations subject to a lease. Where appropriate this can extend to the provision of Schedules of Condition and Schedules of Dilapidations. We are also able to provide a valuation with the Survey Report.
